Scotch Corner Designer Village is a planned outlet, leisure and dining destination scheduled to open in 2027 at the junction of the A1(M) and A66 in North Yorkshire. The core point is straightforward: the scheme is being built around a high-profile road location, a broad visitor offer and a catchment that extends beyond local shoppers.
The project is planned across 100 acres and is designed to combine outlet retail with food, leisure, home and garden, family activities and landscaped outdoor space. That mix is important because the development is not relying on fashion retail alone. It is aiming to create several reasons for people to visit, stay longer and return.
Access is central to the investment case. Scotch Corner is already a well-known transport point between northern England and Scotland. The site promotes travel times of 10 minutes from Richmond, 15 minutes from Darlington, 45 minutes from Newcastle, Harrogate and York, and 60 minutes from Leeds. Darlington station is also around 15 minutes away by car, with rail links to London King’s Cross and Edinburgh. The scheme also plans 2,000 free parking spaces and 125 electric vehicle charging bays.
The retail offer is expected to include premium international brands, high street names, independent labels and local businesses. This gives the scheme a wide target market, from outlet shoppers to families and passing travellers. The planned food and beverage offer includes regional eateries alongside established operators such as Wagamama, Five Guys, Pizza Express and Pret A Manger.
The village is expected to include indoor and outdoor activities, dog-walking paths, children’s play areas, pop-up entertainment, cycling facilities, guided rides and workshops. It also plans to open with what it describes as the UK’s largest home and garden centre, plus a farm shop supporting local producers.
