Scotch Corner Designer Village has emerged as one of the standout investment stories in the Bristol and Bath ecosystem’s first-quarter activity, following a £25.5 million fundraise. The raise placed the retail and leisure destination among the largest deals reported for Q1 2026, behind Vertical Aerospace and ahead of a range of technology and specialist industry fundraises.

The project is being developed at Scotch Corner, the well-known junction where the A1(M) meets the A66. It provides access to traffic moving between the North of England, Scotland and key regional centres, while also giving the scheme a clear identity as a stop-off and destination site rather than a conventional retail park.

Scotch Corner Designer Village is planned as an outlet and leisure destination serving the North of England. The scheme is expected to combine fashion, food, home and garden, wellness, restaurants, cafés and family leisure in an open-air village-style environment. Retail-led developments increasingly need more than shops alone.

The development is scheduled to open in 2027. Its plans include a substantial outlet and lifestyle offer, free parking, electric vehicle charging and links to wider tourism routes across Yorkshire, the North East and beyond. The site is also within reach of Darlington station and Teesside International Airport, adding further relevance for regional and visitor traffic.
