European real estate is becoming more attractive as valuations reset, financing markets adjust and capital starts to return.
Property investment across Europe has increased, helping the region capture a larger share of global real estate capital. The improvement reflects a market that has already absorbed much of the pressure from higher interest rates, weaker valuations and tighter lending conditions.
In many parts of the market, commercial property values have fallen materially from previous peaks. Higher yields are also improving the relative appeal of real estate, particularly where other asset classes still offer limited spread or valuation upside.
Transaction activity remains mixed across offices, industrial, hotels and retail, while residential has shown stronger momentum. This divergence creates a more targeted opportunity set, with capital increasingly focused on sectors and assets supported by stronger demand, better locations and more durable income.
Credit is also becoming a bigger part of the opportunity. A large volume of property debt needs to be refinanced as existing loans mature. Lower asset values and higher borrowing costs mean some borrowers need additional capital or more flexible financing structures. Banks remain active, but they are lending more selectively and placing greater emphasis on balance-sheet efficiency and risk.
For well-capitalised lenders, the current environment can offer stronger terms, better asset protection and more disciplined deal structures than were available during periods of easier credit. Competition remains present, but underwriting standards are generally tighter and leverage is receiving greater scrutiny.
